In this project I analyze the main indicators of Airbnb in Madrid. Among others, I analyze the number of total accommodations, the number of owners, the typology of accommodations, the average price per district and the concentration of properties.

Airbnb Madrid

As part of my professional transition to Data Analyst, I am doing a series of projects in which I put into practice the acquired data analysis skills and techniques 📊

In this post I share with you my latest project, oriented to analyze the Airbnb market in Madrid🧳

Airbnb has transformed the life of our cities since its irruption in 2007. In Spain, extra-hotel overnight stays such as Airbnb increased by 50.7% for 2022 as a whole and reached 2019 figures, according to INE data (2023) 📈

In this project I analyze the Airbnb market in Madrid with data updated to December 2022. At a technical level, I used SQL to perform the queries to the database and, once the main indicators were obtained, I connected the data and created the visualizations using Power BI 📶

My main conclusions about the Airbnb market in Madrid:

✅The city of Madrid offers 20,776 Airbnb accommodations, managed by 10,912 owners.

✅The Airbnb market in Madrid has a strong tendency to concentration. One percent of owners manage 20% of the accommodations. Thus 120 owners concentrate the supply of 4,212 accommodations.

✅The Centro district of Madrid, the smallest in the city, has the highest concentration of properties, representing 44% of the total number of accommodations offered.

✅The average price of an Airbnb in Madrid is 160€.

✅The whole accommodation is the most offered type of accommodation. 64% of the accommodations offered are whole houses, compared to 34% of private rooms.

✅The average price of a whole accommodation is 185€.

✅The districts with the highest number of reviews are: Centro, Arganzuela, Barajas, San Blas-Canillejas and Tetuán. On the other hand, the districts with the most reviews are: Universidad, Cortes, Embajadores, Alameda de Osuna, Sol and Cuatro Caminos.

Airbnb ha transformado la vida de nuestras ciudades desde su irrupción en 2007. En España, las pernoctaciones extrahoteleras como las de Airbnb aumentaron un 50,7% para el conjunto del año 2022 y alcanzaron las cifras de 2019, según datos del INE (2023) 📈

En este proyecto analizo el mercado de Airbnb en Madrid con datos actualizados a diciembre de 2022. A nivel técnico, utilicé SQL para realizar las consultas a la base de datos y, una vez obtenidos los principales indicadores, conecté los datos y creé las visualizaciones usando Power BI 📶

Mis principales conclusiones sobre el mercado de Airbnb en Madrid:

✅La ciudad de Madrid ofrece 20.776 alojamientos de Airbnb, gestionados por 10.912 propietarios

✅El mercado de Airbnb en Madrid tiene una fuerte tendencia a la concentración. Un 1% de propietarios gestiona el 20% de los alojamientos. Así 120 propietarios concentran la oferta de 4.212 alojamientos

✅El distrito Centro de Madrid, el más pequeño de la ciudad, es el de mayor concentración de inmuebles, representando al 44% del total de alojamientos ofertados

✅El precio medio de un Airbnb en Madrid es de 160€

✅El alojamiento entero es la tipología de alojamiento más ofertada. Un 64% de los alojamientos ofertados son de viviendas enteras, frente a un 34% de habitaciones privadas

✅El precio medio de un alojamiento entero es de 185€

✅Los distritos con mayor número de reseñas son: Centro, Arganzuela, Barajas, San Blas-Canillejas y Tetuán. Por otra parte, los barrios con más reseñas son: Universidad, Cortes, Embajadores, Alameda de Osuna, Sol y Cuatro Caminos
